Hidden water leaks: signs worth investigating

A damp patch, unexplained water use or persistent moisture can indicate a leak. The visible stain may be some distance from its source.

Hidden water leaks: signs worth investigating

Look at timing and location

Note whether dampness appears after showering, while heating is running or continuously. Water can travel along a slab or pipe before becoming visible. Photographs with dates help show how the affected area changes.

Identify the likely circuit

Supply pipework, heating, drainage and condensation need different investigations. Changes in boiler pressure or water-meter behaviour may provide clues, but do not establish the location alone. Avoid opening walls solely on the basis of the darkest mark.

Use targeted investigation

Accessible checks and suitable measurements help narrow the area. Moisture readings, thermal observations, pressure testing or other techniques are selected for the situation. No single instrument locates every leak, and limited opening may still be needed.

Prepare repair and documentation

Protect belongings, isolate active leakage if safe and notify the property manager where shared equipment may be involved. Agree whether the service covers detection, pipe repair and restoration separately. Ask your insurer what evidence it needs if a claim is contemplated.
