Heating and plumbing: frequently asked questions

Do you handle emergencies at night or on weekends?

Emergency requests can be made 24/7, including nights, weekends and public holidays. Call to confirm actual availability. A possible 30–60 minute arrival is indicative, subject to traffic and availability, and must be confirmed by telephone. Night work between 21:00 and 07:00, weekends and public holidays may carry a surcharge; agree it before travel.

What if I smell gas?

Do not wait for a heating appointment. Avoid flames, sparks and electrical switches, leave the building and call Sibelga on 0800 19 400 from outside the affected area. For immediate danger, call 112.

How much does a visit or servicing cost?

Indicative travel and diagnosis costs €65 excluding VAT. Boiler servicing / periodic inspection is listed at €145 excluding VAT. Parts, additional work and surcharges can change the total. A quotation request is free; an on-site diagnostic visit is a separate paid service. See our prices and confirm the scope before booking.

How often is an EPB inspection required in Brussels?

The periodic EPB inspection is required every two years for gas-fired boilers and gas water heaters, and annually for boilers using other fuels, including oil. It must be carried out by a professional with the required recognition and documented with a certificate. Manufacturer maintenance instructions and contractual duties can also apply. These boiler intervals do not automatically apply to heat pumps. Consult Brussels Environment.

Can an oil boiler still be installed in Brussels?

Since 1 June 2025, installing an oil-fired boiler in Brussels, including replacement, is prohibited unless an applicable derogation is obtained. This does not automatically require every existing oil boiler to be shut down. Check the official requirements for the specific project before committing to equipment.

Are grants guaranteed for a replacement?

No. Eligibility depends on current schemes, budgets, conditions and the project. Do not deduct an assumed grant from your budget without checking the applicable rules and approval requirements.

Who pays in a rented property?

Routine servicing is generally associated with the tenant’s maintenance duties, while repairs caused by age or normal wear generally concern the landlord, subject to the lease, circumstances and applicable rules. Notify the landlord before substantial work. If a dispute remains, keep written records and seek guidance from Brussels Housing; do not assume you can withhold rent automatically.

What about a shared boiler?

Contact the property manager or responsible operator. The building’s contracts, access arrangements and allocation of costs need to be checked. An occupant should not arrange changes to communal equipment without the required agreement.

Does a breakdown mean the boiler must be replaced?

No. Condition, the actual fault, previous repairs, compatible parts and repair cost all matter. Age alone is not decisive and no universal service life can be guaranteed. Replacement also requires an assessment of heat demand, hot water needs, connections and applicable rules.

Which brands can you assess?

Requests include Vaillant, Bulex, Viessmann, Bosch/Junkers, Buderus and Remeha. The exact model and available parts determine the possibilities. A brand list does not imply an official manufacturer affiliation.

Can photos establish the diagnosis or a fixed price?

Photos help identify the appliance and prepare an estimate, but cannot show every fault or installation constraint. Provide the make, model, full error code, visible pressure and what still works. A recurring pressure loss or fault code needs investigation rather than repeated filling or resetting.

Is a repair included in routine servicing?

Not automatically. Cleaning and inspection are different from diagnosing and replacing a faulty component. Ask what the booked service includes and agree any additional work before it begins.

How should I prepare, and what if the fault returns?

Clear access to the appliance, collect manuals and previous certificates and arrange access to shared technical rooms. Do not dismantle the equipment. If the fault returns after a visit, note the visit date, exact message and conditions and contact us for follow-up.
