Heating circuit leak: pressure loss and damp marks

Recognise the circuit

A heating system leak differs from a domestic water supply or drainage leak. Note whether dampness appears during heating and whether boiler pressure falls. A nearby stain may result from water travelling along the structure, so location alone is not conclusive.

Inspect accessible areas safely

Look for wet radiator connections, valve marks and visible discharge without loosening hot fittings. Record dates and photographs. Do not repeatedly top up the circuit as a long-term response; the reason for water loss still needs assessment.

Pressure changes can have another cause

An expansion vessel issue may cause high pressure during heating and safety valve discharge, followed by low pressure when cold. An inaccurate sensor can also confuse the picture. Diagnosis should compare actual conditions with the displayed value.

Plan detection and repair

Access, circuit layout and whether the system is shared determine the investigation. Inform the property manager where appropriate. Clarify whether the quotation covers locating the leak, repairing the component and restoring any opened surface separately.
