Gas boiler servicing in Anderlecht: certificate for the Housing Fund

Looking for gas boiler servicing in Anderlecht with a certificate to send to the Housing Fund? Would you also like a boiler that feels cold to be checked, and a total price including travel? These requests involve three services that should be discussed together: servicing, the statutory inspection and, if a fault is found, repairs.
This guide helps you prepare for your appointment, understand the documents provided and avoid misunderstandings about the quotation. It mainly covers individual gas boilers in 1070 Anderlecht, in the Brussels-Capital Region. The rules in another region, or the arrangements for a communal heating system, may differ. The Housing Fund referred to here is the Brussels Fonds du Logement, also known in Dutch as the Woningfonds.
To arrange a visit, see our boiler servicing service in Anderlecht or call ChauffePro on 0499 00 84 10.
Which boiler certificate should you send to the Housing Fund?
The term ‘servicing certificate’ is often used for several different documents. To receive the right one, give your heating engineer the exact wording of the administrative request. Also provide the date of the last service and say whether you already have a PEB periodic inspection certificate.
Proof of servicing and the PEB periodic inspection
A service record describes the visit and the work carried out. A PEB periodic inspection certificate, by contrast, relates to a statutory inspection performed by a PEB boiler technician with the appropriate accreditation for the appliance. The inspection covers matters including maintenance, safety and operating performance. PEB is the French abbreviation used in Brussels for energy performance requirements; the Dutch abbreviation is EPB.
According to Brussels Environment and its lists of accredited PEB professionals (in French), the inspection must be carried out by someone holding the required accreditation. Explicitly request a service that includes the necessary inspection and certificate, rather than simply a cleaning visit.
An invoice confirms that a service has been billed, but does not automatically replace the requested certificate. When booking, confirm which documents will be provided, who should receive them and how they will be delivered. An incomplete document may lead to further correspondence with your housing manager.
Different from the property’s energy performance certificate
The property’s PEB certificate assesses the energy performance of the home. It is not a report on your boiler service. The PEB acceptance inspection, or ‘réception PEB’, concerns the checking of a new installation in the circumstances specified by the regulations. These documents serve different purposes, so asking for ‘a PEB’ without further explanation may result in the wrong service being booked.
For a boiler already in use, explain your needs clearly: servicing the appliance, checking that it works correctly and obtaining a document for the Housing Fund. The professional can then help you establish whether the periodic inspection is also due.
Gas boiler servicing in Brussels: every year or every two years?
In Brussels, a gas boiler’s PEB periodic inspection is mandatory every two years under normal operating conditions. Brussels Environment also requires this inspection in certain specific circumstances, including work on the combustion section or relocation of the appliance. A breakdown should therefore never be left until the next administrative deadline.
The official page on mandatory servicing and PEB periodic inspections (in French) also explains that the official certificate is generated as a PDF after the information is entered digitally. The email addresses provided allow it to be sent to the relevant people.
However, the Housing Fund’s tenant guide asks for annual servicing of individual boilers, with the certificate sent to the Fund and the documents retained throughout the tenancy. The guide distinguishes this requirement from the statutory periodic inspection. See ‘Chaudière individuelle’ on page 5 of the Housing Fund tenant guide (French version).
These schedules are not contradictory: the statutory inspection and the servicing required by your landlord are separate matters. Check your tenancy agreement, the instructions you have received and the manufacturer’s recommendations so that you book the visit your circumstances require.
Does a cold boiler necessarily mean there is a fault?
No. The temperature of the outer casing alone cannot establish whether a boiler has a fault. The appliance may be idle between calls for heat. What matters is how it behaves when your home needs heating or when you use domestic hot water.
Describe what you can actually observe: do the rooms stay cold even though the thermostat is set above room temperature? Does water from the hot tap remain cold? Is a message displayed on the screen? These details are more useful than simply saying that the boiler feels cold.
The heating is cold, but hot water works
Check the normal user controls: whether the thermostat is on, the heating schedule and the selected operating mode. If the target temperature has already been reached, or summer mode is selected, the radiators may not heat up. Low batteries can also affect some thermostats. Consult the manual without changing settings reserved for the installer.
If the usual settings appear correct, say whether all radiators are affected or only some. This helps the professional distinguish a control issue from a circulation problem. Manufacturer Vaillant also explains these initial checks in its guide to hot water working but no heating (in French).
There is neither heating nor hot water
Note whether the screen is lit and record any displayed error code, without repeatedly resetting the appliance. A clear photograph helps the technician identify the message for that particular model. Also observe the pressure reading and compare it with the manual: one fixed value is not suitable for every installation.
If the pressure regularly drops, the cause needs to be investigated. Continually topping up the water may hide a fault. Do not remove the casing, adjust the gas valve assembly or work on electrical components. Our boiler breakdown service in Anderlecht can help you arrange an on-site diagnosis.
A smell of gas or suspected carbon monoxide
A smell of gas changes the priority: avoid flames, electrical switches and electrical appliances. Ventilate if you can do so safely, leave the building and call Sibelga’s gas emergency number, 0800 19 400, or 112 from outside. Read the official instructions for a suspected gas leak (in French).
Carbon monoxide, or CO (French source), has no smell. If a CO alarm sounds or there are suspicious symptoms, such as headaches or illness affecting several occupants, leave immediately and call 112. A servicing request or quotation form must never replace a call to the emergency services.
Can servicing and repairs be carried out during the same visit?
Sometimes, but you should mention both requirements when you first get in touch. A booking for servicing alone does not necessarily allow enough time or provide the parts for a repair. Informing ChauffePro beforehand helps us prepare a visit that reflects the actual situation.
Start by understanding the reported fault
If the boiler will not start, the technician first needs to identify what is preventing it from operating. Some measurements require the appliance to be running. Depending on the fault, a repair may therefore be needed before the inspection can be completed. If a part is not available, a second visit may be necessary.
An error code guides the investigation, but does not automatically identify a component that needs replacing. The supplies, controls and relevant components must be checked. The diagnosis supports the proposed repair and explains its limitations, especially when a fault only occurs intermittently.
Carry out work appropriate to the appliance
Servicing tasks depend on the technology and the manufacturer’s instructions. They may include cleaning the burner and heat exchange surfaces, checking condensate drainage and the relevant ducts, taking combustion measurements and testing operation.
The technician explains useful findings, such as signs of leaks, deposits, control faults or unusual behaviour. The official overview of PEB inspections and maintenance (in French) sets out the regulatory framework. Cleaning alone does not establish that the entire installation complies with the requirements.
If a repair is needed, ask for a description and price before agreeing. Our page on boiler repair in Anderlecht provides further information about this service. If non-compliance is identified, the document must reflect the actual condition. A satisfactory certificate cannot be promised before the checks have been completed.
What total price should you expect, including travel?
A servicing price does not fully answer a request that also involves a breakdown. To compare quotations properly, ask for a total including VAT for the agreed visit, together with a breakdown of any possible additional charges. The quotation should also explicitly state whether the certificate is included.
At the time of writing, the ChauffePro pricing page lists the following indicative amounts, excluding VAT:
| Service | Indicative price excl. VAT | What to confirm |
|---|---|---|
| Boiler servicing / periodic inspection | €145 | Scope, certificate and travel |
| Travel and diagnosis | €65 | Whether this applies to a combined visit |
| Repair labour, excluding parts | €55 | Time covered and work required |
These entries do not automatically form a combined fixed-price package. The price list does not specify whether travel is always charged in addition to servicing, or how much time the repair labour entry covers. Presenting their sum as your final price would therefore be misleading.
Ask for written confirmation of these points
- Travel to your address and diagnosis of the reported fault.
- The servicing, measurements and certificate actually included.
- The labour allowance and the terms if more time is needed.
- The cost of parts and any second visit.
- Any surcharges for the requested appointment time.
- The applicable VAT rate and the total including VAT.
The price depends on factors such as the model, access, the level of deposits and the time required. A boiler inside a cupboard that is difficult to dismantle, or an intermittent fault, may require different arrangements. Send photographs before the visit to reduce missing information.
If you want to keep control of spending, ask for any additional repair to require your prior agreement. You can then distinguish the travel charge already agreed from the cost of work proposed after diagnosis.
How should you prepare for the visit and organise your documents?
Before the appointment
Gather the make, model, approximate age and a photograph of the identification plate if it is accessible without dismantling anything. Have the last certificate, service log and Housing Fund letter ready. State the requested deadline and describe the symptoms precisely.
Clear access to the appliance and mention the floor, entry restrictions or locked rooms. Arrange for someone to be present who can explain the problem and authorise the agreed work. For a communal installation, contact the building manager first: a visit to a shared boiler room is organised differently from servicing an individual boiler.
After the visit
Check the property address, boiler identification, date and professional’s contact details on the documents received. Read the observations and ask for an explanation if a defect or follow-up action is mentioned. Keep the invoice, certificate and any repair quotation as separate documents.
Send the requested document to the housing manager through the channel specified in their letter, including your file reference. Keep the PDF and proof of submission. If you are still waiting for the report or a repair, update your contact rather than letting the deadline pass without a response.
If the expected document does not arrive, check your spam folder before contacting the professional. Confirm your email address and request the complete file, including every page, to avoid submitting incomplete paperwork.
Who authorises and pays for a repair?
The Housing Fund guide distinguishes servicing that the tenant must arrange from repairs and replacement due to age for which the Fund is responsible under the conditions described. Report the fault to your housing manager and ask about their procedure before ordering a repair that you want them to pay for.
Do not assume that an invoice you choose to pay yourself will automatically be reimbursed. Ask who must give approval, whose name should appear on the quotation and whether a particular contractor must be used. ChauffePro can describe the proposed work; the relevant housing manager decides whether it will be covered.
To explain an intermittent fault, record the circumstances each time it occurs, without deliberately triggering it: the time, requested temperature, use of hot water and displayed message. Also mention whether it began after a power cut, a long absence or previous work. These details do not replace the technician’s measurements, but they make your description more precise. If you receive several quotations, compare the same services and exclusions. A lower amount may cover a more limited visit. Finally, keep written correspondence with your documents so that you can easily find what was agreed before the visit and what work was actually carried out in your home.

Frequently asked questions: servicing, certificates and a cold boiler
Can I obtain a certificate without a visit?
A new inspection certificate requires the corresponding checks on site. If you have lost a previously issued document, contact the professional who carried out the visit to request a copy. A duplicate does not replace an inspection that is now due.
Can a cold boiler be serviced?
Yes, if it is simply idle. If it no longer works, report the breakdown before the visit. Diagnosis or repair may be necessary before the planned tests and measurements can be completed.
Does the €145 price always include travel?
The public price list states €145 excluding VAT for servicing or a periodic inspection, but does not confirm an all-inclusive package for your circumstances. Ask for a quotation specifying travel, any diagnosis, the certificate and the total including VAT.
Does a boiler that has stopped heating need replacing?
Not necessarily. Adjusting the controls or making a targeted repair may be enough. The decision depends on the diagnosis, general condition, availability of parts and repair cost. Replacement should never be decided solely because the casing feels cold.
When should I book the next visit?
Note the dates on your documents, your landlord’s instructions and the manufacturer’s recommendations. Book ahead, especially before the heating season. If a fault returns, report it promptly and explain what has changed since the previous visit.
